AN IMPORTANT PLANNING PROCESS THAT INVOLVES YOU

The Marston Vale is being considered as a draft allocation for growth in Central Bedfordshire Council’s emerging Local Plan

The Council’s current consultation process is giving local people the chance to comment on that. Make sure you have your say on the Local Plan.

Separately, we are sharing with you our vision of what sort of growth this might be. We are looking for local feedback to help shape our proposals. This period of engagement runs until Friday 2 March 2018.

Your views will help inform the final scheme, and we will then submit this as part of an Outline Planning Application to Central Bedfordshire Council for its consideration. The proposals will help deliver the Council’s aspirations for the site as set out in the Local Plan.

The Outline Planning Application will be the next stage in a much wider planning process. It will establish the broad site-wide principles and overall quantum of development as well as securing the necessary infrastructure for the scheme. This planning application will be subject to a statutory consultation process undertaken by Central Bedfordshire Council. When open, we will provide a link to this consultation here.

If we are successful in achieving Outline Planning Permission, further detailed design will be undertaken for each element of the scheme. This is likely to involve the preparation of Design Guides / Codes to ensure that the highest quality of development is brought forward, and then reserved matters applications will be submitted to Central Bedfordshire Council. Each detailed design stage will be subject to further public consultation.
